Oxford Town Hall – Phase 7 Soffit and Ceiling Repairs

Client: Oxford City Council

Budget: £350,000

Department: Construction

Completed: October 2024

Summary

Oxford Town Hall dates from circa 1897 with a later extension constructed in the 1930's. The building is Grade II* listed. Oxford City Council has given great weight and importance to the desirability of preserving the Town Hall, as a designated heritage asset.ODS have been contracted for several years to carry out repairs to the ceilings in Oxford Town Hall. ODS have just completed working on Phase 7 of the ceiling and soffit repairs and we were working on multiple rooms which included The Court Lobby Room, Barristers, Clerks, Staff Room, Judges WC, and Boothole and Servery.

Requirements

The work required site preparation and health and safety planning

The original lime plaster and clinker concrete was removed to reveal the steel filler beams.

These beams were then cleaned and repaired with a Ronacrete product.

The repaired steel and clinker concrete was then protected with layers of lime plaster, completed to Grade II Planning standards and includes individual pieces of Cornice work.

This is a very detailed and difficult style of construction work and can only be completed by very skilled tradespeople.

Challenges

  1. Working inside the Town Hall is a very complex job and takes hours of planning, working alongside the Town Hall Management and OCC Surveyors.

  2. Working hours are varied due to events being carried out in the Town Hall including Weddings, Festivals and University Lectures.

  3. The repairs and restorations had to all be approved by the Principal Heritage Officer at OCC, to ensure historical accuracies were maintained.

Solutions

ODS have built up a strong relationship with the Management at Oxford Town Hall and its partly this relationship that allows the work to be completed to budget and to schedule along with the hard work of the ODS operatives.

Results

A beautifully restored heritage building located in the centre of Oxford that reflects ODS’s ability to deliver complex projects in sensitive environments. The client, Oxford City Council, expressed satisfaction with the outcome.
